Student housing near Technical University of Munich.

TUM's main campus sits in Maxvorstadt, a dense academic quarter wedged between the Englischer Garten and the city centre, which puts you within a short tram or U Bahn ride of most of Munich's student neighbourhoods. With around 52,000 students and a city wide housing shortage, knowing which neighbourhoods to target and when to start looking makes a real difference.

Typical rent

600to1200

per month, single room

Most München listings quote Kaltmiete, meaning the base rent without utilities. Warmmiete adds heating and sometimes water, typically an extra 100 to 200 € per month. Expect a deposit of two to three months Kaltmiete, paid before you move in. Furnished rooms in shared flats (Wohngemeinschaft, or WG) often sit at the higher end and may bundle internet, but always confirm in writing what is included before signing.

Getting there

Getting to TUM

TUM's main Maxvorstadt campus is served directly by tram lines 27 and 28, which connect through the city centre and toward Schwabing. The U Bahn station Universität on lines U3 and U6 is a short walk from the main buildings and links directly to Schwabing, Münchner Freiheit, and the city centre. From Neuhausen, tram 12 runs reliably. Journey times from most inner city student neighbourhoods sit between 10 and 25 minutes on public transport.

🚲

München is largely flat and well served by dedicated cycling lanes, and a second hand bike costing 80 to 150 € is a practical and common way for students to reach campus year round.

🚇

Students enrolled at TUM can purchase the Deutschlandticket at a subsidised rate through the student union (Studentenwerk), giving unlimited travel on all local buses, trams, U Bahn, and S Bahn across Germany for around 29 € per month.

🌨️

München winters can bring snow and ice from November through February, so factor in extra commute time and check whether your building has secure indoor bike storage before committing to cycling as your main mode of travel.

The timing

When to start looking

The two main intake periods are October (winter semester) and April (summer semester), and demand for rooms peaks sharply in the two to three months before each start date. For the winter semester, begin searching in June or July at the latest. For the summer semester, start no later than January. The München rental market moves quickly and good WG rooms at reasonable rents rarely stay listed for more than a few days.

University tipThe Studentenwerk München operates student dormitories across the city and is the main publicly subsidised housing option. Waiting lists are long, often six months or more, so register at studentenwerk.de as early as possible after receiving your TUM admission letter. TUM's International Office can also advise on temporary accommodation for your first weeks.
