How the market works

  • Deposits (caução): typically 1 to 2 months' rent
  • Contracts: usually 12 months, with 90-day notice to terminate early (negotiable for students)
  • Agency fees: landlord usually pays, but some agencies try to charge tenants, push back
  • NIF (Número de Identificação Fiscal): Portuguese tax number. You need it to sign ANY rental contract. Get one from a Portuguese consulate or on arrival at a Finanças office
